Multifamily properties are investing in innovative solutions to bring increased automation to their properties. By introducing automation to what were once manual processes, properties can offer their residents more convenience for an improved resident experience.

Below we look at some of the ways multifamily properties are introducing automation, and why parcel lockers are a key tool in automating properties.

Automation is the future of multifamily

The COVID-19 pandemic has changed the way that many multifamily community managers interact with current and prospective residents. Automation became a key tool during the pandemic to protect residents and staff by decreasing everyday interactions that could be done through a website or online tool. These processes have now become the go-to method for properties as it offers more flexibility for residents and staff.  RET Ventures partner, John Helms told Forbes, “A prospective resident should never even have to go into a leasing office, but rather they should be able to register to view remotely, self-tour, and transact their lease online.” Ed Wolf, the Chief Revenue Officer at LeaseLock, an insurance technology platform for real estate, wrote, “…apartment operators need to be visionary — and automation is mission-critical for the new age of leasing. Automation minimizes administrative processes to maximize efficient output in the leasing office and beyond. The hours spent handling paperwork and other manual tasks take onsite teams away from driving leads and increasing occupancy.” And, like so many of the changes we came to appreciate during the pandemic, he says, “There’s no going backward.”

Why integrate parcel lockers when automating your property?

Parcel lockers have quickly become a key tool for properties managers who are looking to implement an intuitive automated process. Parcel lockers are better known for offering convenient, self-service delivery and collection for resident packages. However, lockers are now being used to bring even more convenience to everyday functions. Colleen Lambros of Parcel Pending by Quadient explains, “You are already seeing maintenance requests fulfilled through parcel lockers. For instance, a resident needs a light bulb, it’s put inside a locker to be picked up. Staff no longer need to deliver directly. Management can leave keys for touring, leasing documentation, almost anything in lockers. They become the place, and the way, to move items within an apartment community.” She goes on to say, “There’s definitely been a shift in the industry since the start of the pandemic. Many properties still have a limited presence for on-site teams, and we’re hearing that some of the larger regional or national property management groups are moving away from an on-site team entirely. Property technology, like virtual tours and parcel lockers, is becoming increasingly important to delivering a positive resident experience.”

As we’ve seen, parcel lockers serve as more than a place for packages to be delivered; they allow management to automate leasing, facilitate maintenance, and communicate with residents for any number of reasons. This is why parcel lockers are not just an amenity for the times; they’re a solution for the future.
